2. Sustainable payout ratio. A company that pays out more than it earns is not sustainable. We look for investments where the dividend is comfortably covered by income.
3. Real underlying value. The asset should own or generate something real – properties, businesses, cash flows. Not promises.
4. Resilience in downturns. We prefer assets that have continued paying income even during difficult economic periods. Income that disappears the moment things get hard is not passive income – it’s a gamble.

The Cash Flow Mindset

Investing for cash flow requires a different way of thinking.
Most investors focus on price. They buy an asset and watch the price go up or down – measuring success by the difference.
Cash Flow investors focus on income. They ask not “how much is this worth today?” but “how much will this pay me?”
A REIT that drops 10% in price but continues to pay its dividend every month is not a failure. It’s an opportunity to buy more income at a lower price.
